These terms set out what Ordit does, what you can expect from us, and what we expect from you. They are written to be read, not buried. If anything is unclear, our team is one phone call away.
1. WHO THESE TERMS APPLY TO
Who these terms apply to.
These terms apply between Ordit Pty Ltd (“we”, “us”, “Ordit”) and the building owner, body corporate, organisation or individual that subscribes to Ordit (“you”, “the customer”).
By signing the subscription agreement, accepting these terms during onboarding, or using the platform, you agree to be bound by them.
If you are accepting these terms on behalf of an organisation, you confirm that you have authority to do so.
2. THE SUBSCRIPTION
How the subscription works.
Per building. Not per user.
Each subscription covers one building, regardless of how many managers, owners, contractors or occupiers need access. Multi-site subscriptions are available for portfolios.
Annual billing.
All subscriptions are billed annually. The fee covers twelve months of access to the tier you selected during your consultation.
Tier and pricing.
Pricing is confirmed during the consultation, based on your building type, size and configuration. Add-ons and tier changes are available and discussed before any fee is charged.
Auto-renewal.
Subscriptions do not auto-renew by default. A renewal reminder is sent before expiry, and you choose whether to continue.
3. YOUR DATA AND DOCUMENTS
The records belong to the building.
Ownership.
Every document, certificate, audit, register and report uploaded to Ordit belongs to the building owner. Ordit does not claim ownership of any compliance content stored on the platform.
Hosting and security.
All data is hosted on Amazon Web Services (AWS) infrastructure located in Australia. The platform uses enterprise-grade redundancy, encryption in transit and at rest, and government-level access controls.
If you choose not to renew.
You will have a defined export period (confirmed in your subscription agreement) to download your complete compliance history before access is switched off. Nothing is deleted without notice.
Permanent deletion.
After the export period concludes, your data is permanently deleted from active systems. Backup copies are removed in line with our data retention schedule, set out in our privacy policy.
4. ACCESS AND PERMISSIONS
Who sees what.
Role-based access.
Ordit uses role-based access controls. Managers, owners, contractors, advisors, occupiers and emergency services each have permissions calibrated to their role. Sensitive personal and financial information is never accessible to people whose role does not require it.
Authorised users.
You are responsible for ensuring that the people you add to the platform are authorised to access your building's data. You are responsible for revoking access when their relationship with the building ends.
Emergency services access.
Fire brigades, paramedics and authorised compliance officers can access live operational documents (evacuation plan, special needs register, SDS sheets, FSI list, asbestos register, emergency contacts) by scanning the QR panel near your building entrance, without a login. This access is limited to operational safety information and excludes sensitive personal and financial records.
5. WHAT ORDIT IS, AND WHAT IT IS NOT
Scope of the service.
What Ordit does.
Ordit is a compliance and documentation platform for Australian buildings. It provides centralised storage, automated reminders, certified audit checklists, role-based access, and emergency services QR access. It runs alongside property management systems that handle tenancy, finances and maintenance scheduling.
What Ordit does not do.
Ordit does not perform fire equipment maintenance, smoke alarm inspections or any physical compliance work. It does not replace licensed maintenance contractors who must service installations under AS 1851. It is not a property management system.
Your responsibilities.
You remain responsible for meeting all compliance, fire safety, building and privacy obligations that apply to your building under Australian law. Ordit is a tool to help you meet those obligations. It does not transfer them away from you.
6. ACCEPTABLE USE
How you can and cannot use Ordit.
You agree not to:
Upload content that is illegal, defamatory, infringes intellectual property, or violates the privacy of any individual.
Use the platform to harass, threaten or intimidate any user.
Attempt to access parts of the platform that you have not been authorised for.
Reverse-engineer, decompile, scrape, or attempt to extract source code from the platform.
Resell, sublicense or transfer your subscription to a third party without our written consent.
We may suspend or terminate your access if these obligations are breached.
7. PAYMENTS AND REFUNDS
Payment terms.
Invoicing.
Invoices are issued at the start of each subscription term and are payable within thirty days, unless otherwise agreed in writing.
Late payment.
If an invoice remains unpaid past the due date, we may suspend access until payment is received. The platform's data is preserved during suspension.
Refunds.
Annual subscriptions are not refundable on a pro-rata basis once the term has commenced. If you have a concern about your subscription, contact us before the renewal date and we will work with you to resolve it.
8. UPTIME AND SUPPORT
Service availability.
Uptime.
Ordit aims for 99.5% platform availability, measured monthly, excluding scheduled maintenance windows. Maintenance windows are notified in advance.
Support.
Support is provided by an Australian-based team. Hours, response times and channels are described on our support page at ordit.au/support.
If something goes wrong.
Material outages are communicated by email and via in-product notification. We do not make claims of confidentiality or specific resolution times in these terms, because real-world response depends on the cause. Our support page sets out our published service levels.
9. LIABILITY
Liability and warranties.
To the extent permitted by law.
Ordit is provided on an “as is” basis. To the maximum extent permitted by Australian law, our liability for any claim arising out of your use of the platform is limited to the amount you paid for the subscription in the twelve months immediately preceding the claim.
Australian Consumer Law.
Nothing in these terms excludes, restricts or modifies any guarantee, condition, warranty, right or remedy that you may have under the Competition and Consumer Act 2010 or any other Australian law that cannot lawfully be excluded.
Indirect loss.
We are not liable for indirect, incidental, consequential, or special losses, including loss of profit, loss of business or loss of reputation, except where such liability cannot be excluded by law.
10. ENDING THE SUBSCRIPTION
How either party can end the relationship.
By you.
You may choose not to renew at the end of any subscription term. You will be given a defined export period to download your data before access closes.
By us.
We may end the subscription with thirty days' written notice if you materially breach these terms and do not remedy the breach within fourteen days of being notified, or immediately if the breach involves illegal activity or threatens the security of the platform.
On termination.
Your data export rights apply regardless of who ends the subscription, provided the termination is not for illegal activity affecting other customers.
11. CHANGES TO THESE TERMS
Updates.
We may update these terms from time to time, for example when laws change or when we add new features. Material changes will be notified at least thirty days before they take effect, by email and via in-product notification.
Continued use of the platform after material changes take effect constitutes acceptance of the updated terms.
12. GOVERNING LAW
Australian law applies.
These terms are governed by the laws of Queensland, Australia. Any dispute arising under or in connection with them is subject to the exclusive jurisdiction of the courts of Queensland.
